Our client is looking for an experienced site manager to work within the minor works division on public buildings in Wakefield.
This is a temporary or temporary to permanent contract starting ASAP.
The majority of the work will be refurbishments of existing public buildings in Wakefield and will be a mixture of building, civils and M&E.
The Role
- To carry out efficient and effective site management in accordance with all health and safety legislation.
- Develop the pre-construction health and safety plans, RAMS and method statements for allocated projects
- Review and sign off Sub contractor RAMS and Method statements
- Setting up site accommodation and mobilising sub-contractors ensuring inductions are undertaken before works commence
- Chairing or taking part in a pre-start meeting
- Raising requisitions for subcontractors and ordering materials
- During the works issue permits, monitor progress, and quality of workmanship, oversee delivery of materials and carry out safety checks on plant and equipment and methods of working.
- Provide advice and guidance, specifications, budget estimates and obtain firm price estimates, including agreeing and authorising accounts.
- Maintain an effective project audit trail storing project documentation ready for the Operation and Maintenance files at completion of the works
- Liaise with the contract administrator/design team identifying any issues and applying a problem-solving approach to ensure your project moves forward to programme.
- To interpret Design / Architects drawings, manufacturer specifications and instructions.
- Ensure that the work undertaken complies with building regulations and health and safety legislation
- Be the single point of contact with the client during onsite works updating them regularly on progress of the works and any issues that might arise.
- To liaise with Clients in respect of work quality issues, ensuring that good quality work is provided at all times by the workforce including joint inspections as necessary to determine and ensure that good standards are maintained.
- Be first point of contact for members of the public and subcontractors
- Attendance at progress meeting preparing reports and presenting on the progression of the project.
- To ensure projects allocated to you are delivered in a safe planned and manged way maximising revenue to the business through effective change control and cost management working closely with the Minor Works QS team
- Develop the project snagging list ensuring that these are communicated and closed out in a timely manner
- Ensure all testing and commissioning documentation is available on Tech Forge the partnerships CAFM system on completion of the works
- Lead on the development of the project Health and Safety and Operation and Maintenance manuals ensuring these are available to operations on completion of the works.
- Ensure that a thorough handover process is in place to operations on completion of the works.
- To ensure proper and direct attention is paid to the categorisation of all works orders to completion before the specified date or take steps to ensure completion delay is recognised and the reasons established.
- Ensure that an inventory is maintained for all plant, tools and equipment and regularly checked to ensure safety standards comply (PAT Testing etc.) and all operatives are trained in its use.
- To be responsible for all transport being used by operatives including Company or hired when being utilised within the unit, and that all safety checks and regulations are being complied with. Ensure that all relevant documentation is completed and checked, and vehicles are being used to their maximum potential.
- To ensure that all operations are carried out in accordance with the appropriate Health & Safety Regulations and Codes of Practice, including preparation of method statements.
- To participate in and implement disciplinary and grievance procedure as necessary.
- Participate in sickness absence procedures including conducting enquiries as necessary.
- To ensure that optimum production / output is achieved by operatives, including reviews, maintenance and control. Carry out investigations where directed into queries or problem area
