Property Manager

We have and exciting opportunity  to work for a leading property and facilities organisation as a Property Manager in Newcastle

The Property Manager will deliver the Business Plan and adjust the plan in future years to reflect operations.

The property Manager will support the team and subcontract specialists to assist with commercial, contract and operational management.

Summary:

Duties include:


  • Delivering the contract and participating in promoting the service
  • Coordinating and managing the day to day running of the building.
  • Work closely with the Sector Specialist to learn the tenancy arrangements.
  • Manage the on-site finances including raising tenant invoices & subcontract orders, checking and paying bills, recording expenditure and income and coordinating with the Finance team to manage payments and input into management accounts.
  • The Property Manager will also consider value for money and income generation at all times and achieve the targets set out in the Business Plan.
  • Manage all existing tenants, new tenants and potential tenants - maintaining an up to date list of interested businesses/individuals maintaining contact with interested parties and working with the marketing team to expand the list of interested parties.
  • Supply existing tenants with all relevant documentation, training and support required.
  • Agree tenant rates in line with the Business Model and agree ad hoc charges such as catering, services, office supplies, lab supplies and conferencing & events management.
  • Taking the lead coordinating all partners throughout the life of the building
  • Implement and update all relevant procedures for the operation of the building including Health & Safety, Security, GDPR, Car Park Management, Bookings, Tenancy Documentation, Emergency Procedures & Business Continuity, Sales & Invoicing and Reporting.
  • Managing and oversee all site subcontractors including catering, IT & FM Contractor.
  • managing the negotiations and requirements of existing and new tenants - over a determined period .
  • Provide high quality customer service and will work with all related parties to ensure that they also provide a considerate and professional service.
  • Coordinate regular tenant feedback and arrange amendments and improvements.
  • Recruit additional staff as the occupancy in the building increases.
  • Arrange events and networking opportunities for building users and potential users throughout the building life.
  • Manage receptionist duties where required.
  • Ensure that the building is operated in accordance with insurance requirements

Qualifications/Requirements


  • Competent using Microsoft office i.e. Word and Excel etc
  • Tenant Liaison
  • Experienced Property Manager
  • Excellent English and maths skills
  • Good communication skills and a can-do attitude are essential
  • Organisational Skills
  • Production of timely and accurate reports
  • Able to work effectively managing sub-consultants and subcontractors
  • Being able to foster excellent relations
  • Previous experience of operating a building providing services and lettings to third parties
  • Experience of tenancy agreements.
