Description

Excellent opportunity for a Chartered Building Surveyor to join a large and reputable asset management organisation in The North West Region.




  • The role is permanent offering an attractive salary between £45,000 - £50,000 (depending on experience)


  • 25 days holiday rising to 30 after length of service

Working on a large portfolio of Assets nationwide the Building Surveyor will work from home with some travel away from time to time so we are looking for someone who is prepared to be flexible



As a Chartered Building Surveyor you will be responsible for:




  • Leading commissions with other senior staff and as part of a team.


  • Defect analysis, remedial support and Latent defects


  • Daily liaison with external parties, e.g. clients, shareholders, lenders, advisors & contractors Primary Duties


  • Advising clients on commissions and projects, including determining requirements


  • Prepare and support arising quotations and tenders


  • Determining the condition of existing buildings, identifying and analysing defects, including proposals for repair and associated costs, including life cycle fund projections


  • Advising on the management and supervision of maintenance of buildings.


  • Preparing scheme designs, costings, project programmes and specification of works


  • Project management ensuring projects are completed on budget / programme


  • Preparing tender documents, appointing contractors, designers and procurement routes


  • Dealing with planning applications, advising on property legislation and building regulations


  • Assessing and designing buildings to meet the needs of people with disabilities


  • Instructing on construction design and management regulations


  • Negotiating dilapidations, when there is a legal liability for a property's state of disrepair


  • Preparing insurance assessments and claims, reinstatement valuations


  • Lender's independent monitoring surveyor (or bank monitor) on traditional real estate


  • Support and delivery of other PFI/PPP related consultancy services



Qualifications/Requirements




  • Building Surveyor qualified 3- 5 years post qualification


  • MRICS Qualified (essential)


  • Condition surveys, maintenance, dilapidations, specification and contract administration.


  • Working on commercial and public sector property assets


  • Good report writing and Microsoft Excel skills.


  • Experience of AutoCAD preferred


  • Experienced with Latent defects


  • School /hospitals PFI/PPP experience (advantage)


  • Experience of professional services delivery direct with clients


  • Able to travel to assets around the UK (essential)


  • Well-organised, hard-working, disciplined and articulate


  • Working unsupervised delivering high quality services, to deadlines with attention to detail


  • Work additional hours at short notice recognising deadline demands of arising commissions


  • The ability to hold the attention and respect of senior management and external parties Special Conditions Product Knowledge


  • Microsoft office suite, especially Word and Excel


  • AutoCad
