Estates Supervisor
Carlisle
£35,392 - £42,618 plus excellent pension
Our client is looking for an Estates Supervisor to join their team in Carlisle.
The Role
To supervise a direct labour force (DLF) and contractors carrying out the operation and maintenance of the systems listed below. All work to be undertaken in accordance with relevant legislative standards and operational procedures to ensure the engineering services, building fabric and infrastructure of the hospital to provide a safe environment for patients, public and staff.

Managing Contractors engaged on any of the above work activities The systems being maintained by these teams may include:-
- Energy Generating Plant e.g. Boilers, combined heat and power units (CHP), Electrical Generators
- Air source heat pumps
- Solar photovoltaic systems
- Domestic hot and cold water systems
- Air compressors
- Sterilizers
- Drainage / sewerage
- Ventilation plant
- Air conditioning and refrigeration
- BMS control systems
- Fire alarm systems
- Staff attack alarms and nurse call systems
- Intruder alarm and security systems
- Portable and fixed electrical and mechanical plant and equipment
- Catering equipment
- Building fabric repairs and maintenance
- Grounds and Gardens / Horticultural Maintenance
- Supervise new installation work, of plant and services, this would include plant and equipment in accordance with relevant legislative standards and operational procedures to ensure the fabric of the hospital to provide a safe environment for patients, visitors and staff.
- Provide day to day supervision of the in-house estates team including the grounds and gardens team ensuring all work activity is suitably planned and completed within the SLA's, risk assessed and completed in the required timescale in line with company service level agreements.
- Manage CAFM on a daily basis and ensure that all the organisations SLA's are completed within the agreed timescales and incompliance with the key performance indicators.
- Working in conjunction with Estates Officers ensure that statutory and mandatory compliance is updated within in house monitoring systems (C365) and ensuring that reporting of performance in line with the SLA's is achieved including reporting of any failures.
- In conjunction with the locality estates officers, ensure all maintenance staff are suitably trained to carry out their role and where specialist training is required this is to be arranged through a specialist training provider.
- Contribute to weekly or monthly team brief sessions and essential toolbox talks to ensure good levels of communication with the estates team and promote safe working practices.
- Provide day to day health and safety supervision of all work activity to include building, engineering and grounds and gardens. Furthermore, ensure all tasks carried out by estates and grounds and gardens staff are suitably risk assessed and a relevant risk assessment is in place including implementation of any applicable control measures.
- Key items are (COSHH, Work at Height, PUWER, HAVS etc) Plan and organize work, supervise, motivate and control discipline, time keeping and conduct of the direct labour force and sub- contractors involved in daily maintenance activities.
- Be responsible for the procurement and raising of purchase orders in association with maintenance activity and minor works requests, ensuring value for money and appropriate allocation of financial resources.
- To have an excellent understanding of Health & Safety and COSHH Regulations and adopt good safe working practices at all times to ensure the safety of all, Estate Staff, Contractors, employees, patients and the general public.
- To be aware of the implications of the latest statutory legislation, building regulations, health and safety requirements and to evaluate how the Company can comply with cost and resource implications.
- To carry out periodic inspection of the boiler house's and associated areas to monitor conditions in respect of good housekeeping, health and safety and general maintenance issues.
- To ensure a safe and tidy environment is maintained at all times. Monitor breakdown maintenance
