Estates Supervisor
Location Sunderland
Salary £28,295 or equivalent on freelance
Our client is looking for an estates supervisor to join the maintenance team, working in a healthcare environment.
The Role
- To supervise a direct labour force (DLF) and contractors carrying out the operation and maintenance of the systems listed below.
- Mechanical / Plumbing & Electrical engineering - Building and Joinery - Painting - Contractors
The systems being maintained by these teams may include:-
- Energy Generating Plant e.g. Boilers, CHP and Electrical Generators, DHWS & CWS systems, Air compressors, Sterilizers, Drainage / sewerage, Ventilation plant , Air conditioning and refrigeration , BMS control systems, Alarm System, e.g. Fire, security, Nurse Call, Staff Attack. Portable and fixed electrical and mechanical plant and equipment and Catering equipment
- Supervise new installation work, of plant and services,
- Plan and organize work, supervise, motivate and control discipline, time keeping and conduct of the direct labour and maintenance contractors involved in daily maintenance activities.
- To have a good understanding of Health & Safety and COSHH Regulations .
- To be aware of the implications of the latest statutory legislation, building regulations, health and safety requirements and to evaluate how the Company can comply with cost and resource implications.
- To carry out periodic inspection of the boiler house's and associated areas to monitor conditions in respect of good housekeeping, health and safety and general maintenance issues.
- Monitor breakdown maintenance issues including "Out of Hours" incidents and report back to relevant Estates Officer.
- To ensure the main fire alarm panels are checked on a daily basis and deal with any queries.
- Arrange for all insurance work to be carried out under the direction of the Engineering Officer.
- Ordering of plant and materials for direct labour and daily maintenance contractors.
- Carry out weekly fire alarm test at Company occupied properties also to arrange for any follow up repair work.
- Issue "Permit to Work" for working in the ducts and other controlled environments.
Minor Works
- Inspect work, discuss the requirements with the user, obtain costs, appoint a contractor, supervise the work and agree the final account.
- Contributes to condition surveys and assessment to ensure estates assets are maintained at acceptable and appropriate standards.
- To undertake training to fulfil the requirements of the post, satisfy new regulations/legislation or to further to develop the duties.
- The post holder is required to maintain a programme of continual professional development (CPD) to ensure current best practice is achieved.
- To participate as a craftsman/Estates Office (as needs dictate) in the out of hours and weekend on call rota, carrying out repairs to both engineering and building emergencies at designated owned or occupied Company properties.
- To participate in the Estates Department return to work system, this may necessitate returning to work to attend to emergency situations, which can't be dealt with solely by the on-call craftsman. This will require the post holder to have their contact telephone number made available to the Estates oncall Officer.
- Take part in Estates Staff Rotation system in which all staff within similar grade range and skill mix will rotate into and exchange posts at time periods agreed by the Estates Manager
The Person & Qualifications:-
You must have previous experience of working in a maintenance environment and have a good understanding of H&S.
You will have an apprenticeship C&G or equivalent or HNC in building, building services or electrical related subject
