Mechanical Services Manager
Salary up to £46,000
Durham
Our client is looking for a Mechanical Services Manager to join their company and lead their mechanical team in Durham. You will have a strong mechanical background and excellent leadership skills.
The Role
- To ensure all mechanical services activities are carried out to contracted service level agreements.
- To ensure all financial targets are achieved.
- To establish & maintain good working relationships with key stakeholders, customers, partners and contractors.
- To ensure compliance of all startutory requirements in relation to safe working practices.
- To ensure all maintenance ( planned & reactive) is carried out in line with budget and timescales
- To participate in 24 hour on call ( 1 in 6)
- Manages the site team and provides leadership and guidance to the technical services operatives and supervisors and drives performance improvements
- Demonstrates excellent customer skills with an ability to exceed customers' expectations and maintain an effective relationship / communication strategy for the contract
- To have detailed knowledge of Service Level Agreements.
- To lead and develop staff and ensure provision of mandatory and best practic e training is offered to enable them to carry out their role.
- To drive a high performance culture and seeks continuous improvement with the team, ensuring the local interface between other FM Service Teams, Project Co and customers at all levels to deliver as one team
- Organises and manages the daily planned and reactive maintenance tasks using the Maximo CAFM system.
- Controls and manages the ordering and replenishment of critical spares and consumable items required for the day to day delivery of the service.
- To assist with Minor Works and associated contract revenue streams
- To o versee and control the raising of building defect and lifecycle issues to a satisfactory conclusion in conjunction with Project Co (Consort Healthcare)
- Actively monitors and controls the safe working practices of internal staff, subcontractors and suppliers.
- To have an understadning of HTMs and ensure adherence to these.
- Involved in the process of tendering contracts and the selection of new subcontractors and suppliers through the Procurement team.
- Assist with Lifecycle Planning Survey and delivers lifecycle asset changes as required.
- Assists with the production of the monthly report to the client and customer and provides accurate and punctual information in relation to planned and reactive maintenance, small works, damages, contract variations and lifecycle works.
- To assist with lifecycle project delivery
- Communicates constantly and repeatedly and ensures that messages understood using various methods.

- Ensures effective recruitment and induction processes are maintained in accordance with company HR policy and procedures.
Qualifications & Experience
- A technical background within a mechanical or building services bias, preferably having had a significant exposure to a Helathcare environment.
- Holds (or has held) an AP appointments such as pressure systems, Lifts and /or medical gases.
- Significant demonstrable experience in a similar role at manager level.
- A relevant formal qualification in mechanical engineering and/or building services engineering or relevant trade qualification.
- Relevant SHEQ qualification or experience.
- CDM experience
- Demonstrates technical leadership
- Excellent communication skills.
